Mike Kelling, a current Oakwood Hills homeowner and builder, recently purchased the lot adjoining the community pool property and has proposed a lot line adjustment involving a mutual exchange of two triangular parcels. Under the proposal, Mr. Kelling would transfer to the Oakwood Hills POA the larger triangular section shown on the proposed plat, while the POA would convey to him the smaller adjoining triangle. This exchange will create a more usable area around the pool, establish a straight and easily identifiable property boundary, and return to the pool property the area containing the underground water and sewer lines that serve the pool. Mr. Kelling has also agreed to cover all expenses related to the re-survey and plat modification. This transfer will allow Mr. Kelling to more easily subdivide this large, long lot into several single-family home sites, which are expected to further enhance the Oakwood Hills neighborhood. We believe this exchange is mutually beneficial and in the best interest of our subdivision.
The Oakwood Hills POA is proposing to replace the current 4-foot pool fence with a new 6-foot fence to make the pool area safer and more secure. The existing fence is unstable in some spots, and we’ve had ongoing issues with people from outside the neighborhood jumping the fence to use the pool, which creates unnecessary liability for everyone.
The lowest bid we received for complete removal, disposal, and installation of a new fence was about $9,000. To save money, we’re asking for a $5,000 budget to cover the cost of materials, with volunteers from the neighborhood helping with removal, disposal, and installation. This will give us a sturdier, taller fence, improve security around the pool, and be a great opportunity for neighbors to work together to improve our community.
